I guess I better start off by clarifying what the 21 days is really about. This house needs to be remodeled and brought up to date. It needs new flooring, tile, kitchen cabinets, bathrooms, paint, landscaping . . . everything. With all of that said, What I’m referring to here is the rehab portion of the flip, from the day we got the keys to the day the ‘for sale’ sign goes in the yard. Prior to actually taking possession of the house, there were many days and several challenges that had to be worked out. Then on the back end there will be 30-45 days of waiting for the buyers loan to process (unless we find a cash buyer!). So the whole process will actually take around 75 days.
The day before we took possession of the house the water was turned on and the water line to the fridge broke – flooding the kitchen. Kirk found this and was able to turn the water off at the main, but the house had water in the kitchen until the next day when we could get keys! Off to a great start!
As we go through these 21 days, I’ll answer questions about flipping houses, expose our mistakes and issues, share my insights. Here are pictures of the house as we found it – It took a full 40 foot dumpster just to empty the house of its contents, furniture and old clothing, carpets, tile and dishes (including the dirty dishes that were left in the sink!).
